How long does it take to get an offer?
In most cases we will be able to make an offer on the spot! We will explain to you all your options and work with you to arrive at a deal you are comfortable with. There is never any pressure from us, and you aren't under any obligation to accept our offer if it's not agreeable to you.
How soon do I get the cash?
It generally takes the title company around 30 days. We will keep you updated every step of the way.
What if I don't want to sell my house this way?
There is no obligation to sell your house. We want to give you as much information about the process so when you do make a decision that it's the right one for you. We will come see your property and talk to you in person so you are 100% clear on how we work. We are there with our clients from start to finish so we make sure you know and understand the process.
How much can I expect to get?
We will go over the current market ranges so that you know what to expect. We will talk with you about all needed repairs, how they affect the offer from an investors stand point. We provide a firm offer to our clients. There are no hidden costs, secrets or upfront fees. In fact, there are no fees to you of any kind.
Can Haufschild Enterprises, LLC change their mind about buying my house?
Our goal is to make this process goes as smoothly as possible for you. We will not make you an offer if we have no intention on buying your house. We will not waste your time. We will do everything in our power to make sure you understand everything that is going to happen. We want to not only gain just a client but to gain a client for life. If this deal does not work for you, we may have other options that will. Give us a shot and let us see what we can do for you.
What if my parents didn't leave a will?
We try to make the process as uncomplicated as possible for the heirs. The title company will advise us as to their needs to the issuance of title insurance and may include the executing affidavits of heirship. This process is not unusual when either or both parents do not leave a will.
What if I and/or my Co-Owner do not live in the area?
We can have the title company send closing documents to an out of town seller; if in some case it is not available we will make other arrangements to ease the process for our clients.
When do we have to move?
In most cases some sellers choose to move out at, or before, the time of closing. We are here to make this process as easy for you as possible. If you are unable to move out at or before we can make other arrangements to accommodate your needs.
What if back taxes are due? What if my mortgage isn't current? What if there are liens on the property?
The seller does not have to get this information. The title company will identify any items against the property that are due and can make the payment arrangements out of the proceeds.
What if the house has termites? What if the heat or air conditioning doesn't work? What if the condenser unit or water pipes have been stolen? What about foundation problems? What if the roof leaks badly? Do we have to clean out the house?
We buy the house "as is" which means no treatments, replacements or repairs are needed! We will take care of any unwanted items and make the sale goes a smoothly as possible for you.
